VOIT COMMERCIAL BROKERAGE DIRECTS THE SALE OF DISCOVERY BANK BUILDING FOR $8.5 MILLION

SAN DIEGO, Calif. (August 19, 2008) – Harry Stone of Voit Commercial Brokerage has directed the investment sale of the Discovery Bank Building, a two-story, 27,391 square-foot Class B office property situated on 1.63 acres in San Marcos, Calif. for $8.5 million.

“This building was an excellent investment for the buyer due to the quality tenants and its great location within the Old California Restaurant Row District,” explained Harry Stone, senior vice president of Voit Commercial Brokerage’s San Diego office. “The multi-tenant building also underwent a major renovation in 2004 that included a new roof, renovating the entire interior and adding a brand new HVAC system.”

Discovery Bank, a full-service business bank founded in 2001, is the largest tenant and occupies 50 percent of the property. Additional tenants include the State of California which occupies 25 percent of the buildings, as well as several smaller tenants that bring the building close to 100 percent occupied. The property is located at 338 Via Vera Cruz, San Marcos, Calif., in close proximity to the 78 freeway.

Harry Stone represented the seller, San Marcos Building, LLC. Ross Grano of Hamann Properties represented the buyer, Windsor Projects, an investment company.
